I don't recommend doing this.  Instead, I recommend using 
applications that were developed specifically for unicast streaming: 
Use "testOnDemandRTSPServer" (or "live555MediaServer") as the server, 
and "openRTSP" for the client.  This should work OK even if the 
client and server are running on the same host.
