Your client - realplayer - is wrong: It is badly non-standards 
compliant.  Don't bother using it - instead, use VLC 
<http://www.videolan.org/vlc/>, or QuickTime Player.

You can also use the "openRTSP" client 
<http://www.live555.com/openRTSP/> - especially with the "-V" 
(verbose output) option.
